THE PROJECT
3637-3657 Sacramento Street is a proposed 4 story, mixed-use, residential development located in the heart of Laurel Heights, replacing an existing medical/office building and a parking structure. The design of this project was greatly influenced by the neighborhood. With its brick and plaster façade, the project works to maintain the conservative elegance of the neighborhood by complementing the diversity of the surrounding individuals and buildings.
THE NEIGHBORHOOD
The proposed development will bring a refreshed look and vitality on the 3600 block of Sacramento Street, between Spruce and Locust Streets. The project not only hopes to bring relief to the challenges of parking in the busy neighborhood but also enhance pedestrian experience, making for a more vibrant and safe place to live.

Our office is located at 3490 California Street in a building that we designed and built over a decade ago. We are excited for the opportunity to bring a new mixed-use opportunity to the neighborhood through the 3637-3657 Sacramento Street project. Since its founding in 1984, Gary Gee Architects have been a part of multiple projects throughout the San Francisco Bay Area. Since their inception, they have designed over 2,250 new residential units and condominiums as well as over 580 new live/work and residential loft units. Gary Gee Architects have provided architectural expertise on such local projects as the San Francisco Fire Credit Union Financial offices on California Street, a variety of live/work lofts throughout San Francisco and the West Grand Supermarket in Oakland.

How will this project affect the availability of street parking?
3637-3657 Sacramento Street will consist of two levels of underground parking, providing a total of 50 spaces. It is designed to include one off street parking space per residential unit in an effort to minimize any effect on the existing street parking and 32 short-term spaces available for daily parkers.

Will there be bike parking available?
Yes, there will be an area designated for bicycle parking within the garage with 49 spaces.

What will be located on the ground floor space?
Consisting of approximately 6,000 square feet, this ground floor retail space will attract a variety of venues for dining, local wares and neighborhood services that will celebrate the unique diversity of our city.

What will be located on the upper floors of the building?
The 2nd floor will consist of approximately 9,500 square feet of office space open to medical, dental and other uses allowed by the City.
The 3rd and 4th floors will be made up of 18 total residential units.

What types of residential units will be there?
3637-3657 Sacramento Street will increase the neighborhood’s supply of housing with a desirable range of unit sizes. There will be a mixture of 1- and 2-bedrooms units.

How tall will the building be?
The project will have a height of 40’, which is the maximum allowable per City code, an increase of 7’ from the existing building.

How much open space will be provided?
The project will provide rear yard open space that is just over 33 feet deep running the width of the site which totals 2,734 square feet. There is one private deck with an additional 53 square feet of open space. This exceeds the amount of open space required by the City and provides a rear yard separation between the project and neighbors to the south. Currently, there is no rear yard space, so this will be a welcome improvement.
